This session will focus on practical examples, common traps and repeatable approaches that you can apply to real files.

- Sub-sales, nominations and the double duty trap – understanding when additional duty exposure can arise and the issues practitioners need to identify early.
- Commercial property adjustments after the 2024–26 reforms – working through statements of adjustment involving land tax, Commercial and Industrial Property Tax (CIPT), GST and other outgoings.
- Anatomy of a special condition – a repeatable method for approaching and drafting special conditions, including the six common ways they can fail.
- High-risk files and complex transactions, including:
- family law breakdowns
- farming land and water
- boundary and fencing issues
- guarantees and indemnities
- terms contracts
- foreign purchasers
- deceased estates
- attorneys and trustees, particularly in the context of AML/CTF obligations
- owners corporations and what an Owners Corporation Certificate may not always tell you
- Knowing your limits – identifying transactions that require a lawyer and how to refer a matter without losing the client relationship.

Lydia Eastwood – Redman Lynch
Lydia Eastwood is a lawyer and Law Institute of Victoria Accredited Specialist in Property Law. In 2020, she was recognised as Victorian Young Property Lawyer of the Year by the Australian Law Council.
Lydia’s practice focuses on real estate and property law, providing technical advice across a broad range of complex property matters, including adverse possession, air rights, planning and zoning.
With a strong focus on practical outcomes and client success, Lydia brings extensive technical knowledge and real-world experience to the issues conveyancers regularly encounter in complex property transactions.
